Former GST Steel Site, Kansas City, MO

The former GST Steel facility had operated as a steel mill for more than 50 years and was closed at the time of acquisition from bankruptcy court. Current DeNovo management led a group of investors and purchased the site. This initial investment was supplemented with revenues from asset recovery activities as well as other sources of funds such as rail leases, billboard space sales and finally the sale of the 300 acres that was completed in Q4 of 2010. These activities sustained the project for more than 7 years and provided the resources to complete the remediation in compliance with the US EPA RCRA regulations.

The site consisted of a rod mill, caster, melt shop, office and storage buildings, grinding media complex, bag-house complex, scrap-unloading stations, and mill scale ponds. The buildings occupied more than 800,000 square feet of the 300 acres of property. The site was encumbered by easements, pipe crossings, rail crossings, elevated highways, and railroad tracks and was located in a mixed zoning area that included heavy industrial and residential use. These facilities were dismantled and segregated for the investment recovery and recycling operation. More than 52,000 tons of steel and 3 million pounds of copper of asset value were recovered during the dismantling process. Additionally, 34 solid waste management units were closed under a RCRA post closure permit, ultimately obtaining a "No Further Action Letter" from U.S. EPA Region VII. The entire 300 acres has been parceled and sold to entities including manufacturing, other light industrial and distribution businesses as well as a rail transportation center. The last parcel was sold in the fourth quarter of 2010 capping off this very successful remediation and Brownfield redevelopment project that was completed in just more than 7 years.
